Following rennovation of a former warehouse in Manchester’s in the early 2000s the uPVC roof lights had deteriorated, posing a risk to the site and public.
Dabinett inspected, proposed remedial works to the management company, progressed through proceeded with a full tender and then oversaw the project from start to completion,
The roof windows installed in the 2000s, which didn’t match what had been included in the original planning submission, were in very poor repair. The roof was a standing seam zinc roof.
In many instances the external glazing sheet of the double glazed units had separated and slid out of place. Rainwater was accumulating between the glazing panels and the living conditions were deteriorating in apartments.
An option of replacement had been considered previously considered using Velux roof lights, but this was costly and there were concerns that the Conservation Officer would refuse.
New roof windows were installed, part of a bespoke system. The new windows replicated more closely what would have original been cast iron roof windows, later replaced with patent glazing.
The new double glazed units were a vast improvement aesthetically and thermally.
The works had to go throguh Listed Building Consent. With all elevations and cross sections designed by Dabinett. The tendering of the works gave the client best value, coming in at a lower cost than the original Velux option and incorporating additional works.
