Case Study:
Validation Surveys - 22 Storey Measured Survey

Project Overview

Project Brief

We were engaged by a client to deliver a full measured survey of a landmark 22-storey tower block in Manchester City Centre. The building consists of 198 premium apartments ranging from 1 to 3 bedrooms and forms part of a major residential development due for completion in late 2025.

Objective

To provide accurate and reliable Net Internal Area (NIA) measurements for every apartment unit, using RICS-compliant methodology, within a strict delivery schedule.

Project Requirement

Our Solution

Our team mobilised quickly, deploying experienced surveyors to the site with precision measuring equipment. Surveys were conducted floor by floor, with multiple floors inspected during each visit to maximise efficiency. The collected data was then converted into digital CAD drawings, with individual unit floor areas clearly calculated and documented.

We worked in accordance with the latest RICS guidance, ensuring the results met professional standards and the client’s internal quality benchmarks.

The Challenge

High volume of units spread across 22 floors of a dynamic site.

Tight delivery windows for reporting after each inspection, to ensure discrepancies, if any, can be identified and rectified.

Need for consistent accuracy and clear communication with the client’s team to ensure this can be fedback to all stakeholders.

Project Outcome

Ongoing Delivery

Our approach combines speed with attention to detail. After each inspection phase, we provide timely, formatted reports—allowing the client to track progress and make informed decisions during the final stages of the development.

Results So Far

Surveys completed on multiple levels with no delays, quickly addressing any discrepancies.

Floor area data delivered within short timeframes post-inspection.

Strong ongoing relationship with the client, built on trust and responsiveness.
