Project Overview

At mill site in North Manchester a block of Victorian workshops had been subject to continued problems of water ingress and ever more regular and costly roof repairs.

Dabinett carried out a feasibility study to consider the costs for different options for the roof and general refurbishment of the building and then on to project management of the roof replacement.

Changes to the use of the building and general deterioration meant the retention of the slate roof was no longer feasible.

Project Requirement

The existing roof was a timber structure, with large timber trusses, supporting purlins which supported rafters.  Several purlins had been subject to timber decay and the roof had been subject to distortion.

Whilst the slates were in reasonable order there had been general settlement over time, resulting in the pitches to local areas causing problems.

Through a feasibility report Dabinett provided an explanation of the condition, provided costed options and recommendations.

Project Outcome

Dabinett completed a full tender pack, with a schedule of works identifying each stage of work and how it was to be completed, together with the materials.  Detailed technical drawings ensured full Building Control sign off was given and contractors were tendering on a like for like basis.

Tenders were received back from several contractors, a contractor was recommended and works were commenced.

The project ran smoothly, being delivered on time and within the contract budget.  No variations were needed as the upfront design works minimised the risk of unforeseen works.
