Case Study:
Historic Bowling Club Refurbished for the Future

Project Overview

Dabinett were appointed to lead the design, specification, and project management for the refurbishment of a historic bowling club in Greater Manchester, with origins dating back over 130 years. The clubhouse, built in the early 1900s on land with deep community heritage, serves as a key social and recreational hub and had been a focal point for the community for generations.

Over time, the building had deteriorated significantly, with rising maintenance costs and urgent structural issues threatening its continued use. Following the transition of ownership to a community interest company, the goal was to safeguard the facility for the community’s long-term benefit. However, the aged structure and outdated services meant a comprehensive refurbishment was essential to meet modern standards and maintain its vital role in the local area.

Dabinett was brought on board to oversee the entire process (from detailed surveys and design through procurement, project management, and health and safety compliance) ensuring the building’s restoration would secure its future as a valuable community asset.

Project Requirement

The refurbishment demanded a sensitive yet comprehensive approach to preserve the building’s heritage while modernising its fabric and facilities. Internally, the project included upgrades to the heating system and full refurbishment of internal spaces with new insulated walls, floor coverings, redecorated finishes, refurbished toilets, seating booths, and new interior doors.  Externally, resurfacing of pathways, improved lighting, new windows, and installation of new outdoor seating and weatherproof shelters enhanced the accessibility and usability of the grounds.

Fire safety and security upgrades were crucial to meet current standards, with installation of new fire alarms, security systems, and CCTV managed by specialist contractors.

Following the receipt of tenders, Dabinett conducted a thorough value engineering exercise to identify cost-effective solutions that maintained the quality and scope of work while adhering to strict grant funding constraints. The contractor selection process utilised a weighted tendering system, which evaluates not only the price but also factors such as contractor experience, methodology, and programme. This approach ensures a more balanced and informed decision, helping to select a contractor best suited to deliver quality work on time and within budget.

Acting as Principal Designer under the Construction (Design and Management) Regulations 2015, Dabinett also managed health and safety planning, coordination, and compliance from design through to construction.

Project Outcome

Delivered on time and within budget, the project secured the future of this valued community asset, preserving its heritage while enabling continued use for generations to come. Dabinett’s meticulous project management and strategic oversight minimised risks and ensured smooth coordination among all parties involved.

By applying a rigorous weighted tendering process and targeted value engineering, Dabinett maximised client value, balancing quality, cost, and programme demands effectively. The success of this project highlights Dabinett’s expertise in navigating complex refurbishments and grant-funded developments, reinforcing their reputation as trusted advisors and project managers for community-focused building projects.
