Maple Court

Project Overview

Client: Webster Estates

Size: 25,000 sqft

Location: White Moss Business Park, Skelmersdale

Services: Building Survey Report and Building Reinstatement Cost Assessment

Sector: Commercial

Value: N/A

Project Requirement

In advance of the proposed freehold acquisition of Maple Court, Dabinett was instructed by Webster Estates Ltd to carry out a Building Survey and to prepare a Report advising on the general state of repair and condition, with due consideration given to Maple Court being built over a former coal mining area.

A separate Building Reinstatement Cost Assessment was also requested for insurance purposes.

Project Outcome

The client received a detailed report with appended budget costs, photographs, interactive coal industry map extracts, and site drawings. The report also provided a comprehensive narrative with regards to the site being built over a former coal mining area.

Additionally, the BRCA provided an accurate building reinstatement cost to ensure the appropriate level of insurance cover was attained.

Building Reinstatement Cost Assessments by Dabinett

Having an accurate reinstatement cost assessment is crucial to ensure that insurers would pay out the full claim rather than applying what is known as an ‘averaging clause’. At Dabinett, we have experience in assessing the cost of rebuilding properties including large office buildings, small retail premises, houses and industrial buildings.
