Warehouse Photographic Schedule of Condition

Project Overview

Our client was a prospective tenant, looking to agree the lease of a new building.

As is often the case, time was of the essence.  Dabinett were instructed to complete a photographic schedule of condition of a 23,000 sq.ft industrial/warehouse unit (with offices) by the proposed tenant in Rochdale, North Manchester.

Project Requirement

It was essential that the condition report was issued promptly to allow completion of the lease.

We reacted quickly from the day of instruction, working efficiently to survey survey and issue the report within 6 working days to meet timescales required by the Client.

The report was an indepth scehdule of condition, with hundreds of photographs, with each included for the specific purpose of reducing the tenant’s liabilities.

Project Outcome

This service assisted the Tenant in limiting their repairing liability, but we added value to this by making the Client aware of some defects which would need to be delt with at the start of the lease to prevent a costly dilapidation charge at the end of the lease.

As  Chartered Building Surveyors, we have the benefit of understanding the implication of repairing obligation at the end of a lease which may need to be considered at the start of the lease in addition to a schedule of condition.

The key to a good schedule of conditions is knowing what the liabilities are. Having lots of experience with dilapidations allows for the reverse engineering needed. Knowing what needs defending and where the most benefit can be achieved..
