Project Overview

Negotiation of dilapidations as part of a lease termination and the project management of a complete refurbishment to put the property back into repair, leading to an immediate new tenancy.

Project Requirement

A property was due to be handing back to the landlord by the tenant, there was significant disrepair having seen minimal works carried out by the tenant.  The landlord wanted to have a building which could be easily re-let in a challenging market.

Project Outcome

Dabinett negotiated a cash settlement for dilapidations in lieu of the works and proceeded with the competitive tendering of works.  The roof was in such poor repair that replacement was carried out, together with renewing cladding to the elevations.  A dilapidated industrial unit was transformed into a modern unit which was immediately re-let on completion of the works.  Dabinett project managed the full works and achieved significant savings over the alternative route of the client going direct to a contractor.
