Development of initial designs to achieve full planning and building regulations sign off for the development of a brownfield site. The development comprised of three new build properties and three new houses within an existing church building.
Professional Certificates were to be issued for each property to allow for mortgages to be applied for.
The site required a connection in for mains services and there were planning conditions in place with the repair and renewal of historical parts of the sites and existing church.
Development of the existing drawings was necessary to ensure the designs complied with the Building Regulations, in addition, variations were made to improve the buildability. The project was to be project managed and developed by the client themselves as their first newbuild.
Below ground services required careful design due to a restricted site and levels to the main sewers. Dabinett worked with the water utility company to put in place Section 104 and 106 agreements for the sign off of the scheme and connection to the main sewers.
The final project delivered high-quality housing project managed by the client with input from Dabinett to help progression.
